Whether you’re buying or selling, you want to know the probable selling price of the property. No one wants to pay too much or ask too little, and everyone wants to be careful with a transaction this significant.

I wish I could say the property is worth what you want it to be worth, but that’s just not reality. Every home can only be worth what the market says it’s worth. Only a licensed appraiser can offer a professional opinion as to the market value of a property, but I can help you understand how the market views your home through a Comparative Market Analysis (CMA). (North Central Arkansas ONLY.)

Here is how a CMA works:

I’ll do a search to find similar homes in similar neighborhoods that are currently listed for sale, homes that have sold and homes that didn’t sell. I’ll compare these to yours and adjust the price for differences in living area, lot size, number of rooms, etc. Then we’ll have a great comparison tool called a CMA.

1. First are the homes on the market right now. If you are buying, these are the other homes you should be looking at, and if you are selling, these are your competition.

2. Next come the homes that have actually sold. These prices are not just asking prices, but the true selling price. Depending on how the market is trending, these prices represent reality.

3. Finally come the homes that never sold. You don’t want your home to be in this group. These prices were probably unrealistic.

Using this CMA, we can find a range of prices that gives a good indication of the most probable selling price in the current market.
